You?re a wise person to spend some time interviewing ?Lake Zurich?Realtors until you find one you feel is the best choice for you. This isn?t a scorecard where all the answers must be the best, it?s a matter of connecting with what is important to you.
Q1. How Long Have You Been Selling Real Estate?
Using a rookie to help you sell may not be the best choice. However bear in mind that experience does not necessarily make any Lake Zurich Realtors better. Enthusiasm can far outweigh a veteran who assumes you?ll just give them the listing and doesn?t do anything more than use the MLS. Use our other questions to help you decide.

Be wary of agents that say they work here but live in a different area. Resident Realtors have two advantages as your listing agent. First they know the area much better than the non locals. Second is the convenience factor. If your Realtor has to drive 10 minutes to open up or 1 hour, who do you think is going to be more positive about doing so. The time inconvenience factor or scheduling conflicts are more likely to crop up with the out of town agent.
Q3. Do you work in real estate full time?
The market in the last few years has forced many Lake Zurich Realtors to find part time jobs, even full time jobs. Consider how this translates into the ability to contact your listing agent. ?How long will it take a part time agent to get back to you or a buyer. If I were a seller I would absolutely insist on a full time agent.
Q4. Do you have any testimonials?

Are they just too lazy to ask their clients or are they worried what the client might say! Previous client testimonials are about the best possible reference you can get. In my opinion they?are better than sales numbers, after all your relationship starts with person to person. Mine are here to read and I hope they give you a sense of my dedication and honesty.
Q5. The internet seems to be an important tool in marketing homes, how do you use it?
Many Lake Zurich Realtors are falling behind in the use of technology. Whether you understand it or not doesn?t matter, it?s whether your agent is leveraging it?s power. Believe me when I say not many Lake Zurich Realtors are! Statistically 90% of buyers use the internet in their home search. Lake Zurich Realtors must know how it all works to ensure your home gets the best exposure.
Q6. Do you have a personal web site and how well does it work?
That may sound simplistic and it is. Almost all Lake Zurich Realtors have a web site, many are?company?templates, some are started and abandoned, some are never looked at by the Realtor. To clients that?s not good enough. Your agent needs to have a pro-active web site that ranks well in the search engines i.e. Google, Yahoo and Bing, to attract buyers. Ask to see the site and try a few search terms to see if you find ?it.
Q7. Do you have a blog?
Another one of those times Lake Zurich Realtors are going to squirm. My guess is less than 5% have active blogs with informative posts like this one for the consumer. A blog is a collection if posts and a phenominal way of marketing your home. There?s no better place to publish large high definition photographs, expanding descriptions of your property, even add instant connect phone numbers for mobile users. The search engines love blogs so Lake Zurich Realtors should have one. Top Realtors in the market usually have blogs dedicated to each of their niche markets, in other words more than one! I presently write on 3 active blogs.
Q8. Social Media ? Can we link with you, friend you, like you, follow you?
If you know social media you?ll know what I mean by those questions above. Social media is extremely important in business today. Facebook, Twitter, Google Plus, LinkedIn are all examples that can be used by Lake Zurich Realtors to connect with potential buyers.
Q9. Which other web sites will my property be advertised on?
In addition to the Lake Zurich Realtors own web site, what other well known sites do they use. Will my home have a domain name and personal web site, how will it be found and seen.
Q10. Can you help me getting my home ready to sell?
Lake Zurich Realtors that have been in the business long enough will know what needs doing to make your home more marketable. Simple staging can make a home more presentable for little to no cost. Any agent that does this for you is a committed agent. Ask for explanations for all suggestions. Doing for doing sake is not an option, everything must have a benefit.
Q11. Do you have a good camera?
Whilst camera phones are fun and some are extremely good, there is nothing that can trump a good digital SLR with optional lenses and photo editing software to perfect a photo before publishing it. Lake Zurich Realtors are now responsible for their own photos, unless they hire an outside company. How many photos will your agent take. Where will the photos be published? Will a virtual tour be created? What makes your photos different or more appealing to buyers.
Q12. How will you communicate with me during the listing period?
Considering that this is the number one complaint about all Realtors, knowing the answer to this question is the cornerstone of a good future relationship. Even if you never hear from your Realtor, ever, if you know about it up front and accept it, then you cannot complain. Voice what would be acceptable to you, do you want a daily call, weekly email, monthly status report. Whatever you want you should find an agent that will give it to you, although a daily call might be asking a little too much. Mention your preferred communication methods.
Q13. Will I get feedback from showings?
Most Lake Zurich Realtors subscribe to some form of feedback system for showings by other Lake Zurich Realtors. Discuss the methods used, establish if you agree with the agent, let them know what you want.
Q14. Can I reach you at anytime?
Back to the part time ? full time Lake Zurich Realtors, find out when you can contact the agent and how. How long should you expect to wait to get an answer. Will you have their cell phone, can you call anytime, evenings, weekends etc. or are you limited to an office phone and office hours.
Q15. What do you do when an offer is received?
Find out how you?ll know an offer or more has been made. ?Discuss the process for?negotiating and accepting offers, contingency review periods,??what do Lake Zurich Realtors who list homes do and what are the buyers Realtors doing prior to the closing. What happens at the closing.
Q16. How do you qualify a buyer?
Lake Zurich Realtors working with buyers should not be showing homes to unqualified buyers. They should get buyers in front of loan officers and walk out with pre-approvals. Then again some of these approvals are not very good. As your listing agent, Lake Zurich ?Realtors should investigate all pre-approvals by lenders to make sure they are solid. Too many deals fall apart at the hands of poor qualifications for mortgages. Lake Zurich Realtors as listing agents have a duty to their sellers to do this.
Q17. How much do you charge and why?
Known in the industry as commission, because we are a sales industry, all Lake Zurich Realtors compensation, by law, is negotiable. There is an old adage, ?you get what you pay for?. You need to compare apples to apples, i.e. service to service.
Q18. Can I cancel our agreement if I am not satisfied?
Lake Zurich Realtors that know they?ll do a stand up job for you will not have a problem with this question, nor are they likely to hold you and your property hostage. In my opinion if my clients are not satisfied then parting ways amicably is the best resolution.
